Kolter Group seeks to build 18-story beachfront condo in Fort Lauderdale

Kolter Group wants to build a pair of 18-story condos near the beach in Fort Lauderdale.

KT Seabreeze Atlantic, an affiliate of West Palm Beach-based Kolter Group, wants to build a 346,987-square-foot building with 311 units and 768 parking spaces at 3000 Alhambra St. Amenities would include a pool, spa and landscaped walkway near the beach.

Kolter assembled 2.2 acres there with a $25 million deal with the city in 2017 that included a land swap, plus the $2 million purchase of a small condo building there.

Apartments proposed in Palm Beach Gardens

The 11.7-acre site at 12450 Central Blvd. in Palm Beach Gardens could be developed into the Latitude Apartments.

Winter Park-based P.A.C. Land Development Corp. has the vacant property under contract from Hawkeye Central LLC. It wants to build 263 multifamily units and 3,728 square feet of commercial space in buildings of up to four stories.

The amenities would include a pool deck, dog care facility and lounge.

Developer proposes single-family homes near Homestead

A 26.93-acre swath of avocado groves near Homestead could be developed into single-family homes.

The three parcels at 17845 S.W. 296th St., which is just west of Krome Avenue, could be rezoned for 53 homes. However, two existing homes on the property would remain. The minimum home size would be 2,800 square feet.

A trust led by Michael S. Nevel has the property under contract from Persea LLC.

JKM Developers seeks multifamily project in Boynton Beach

Boca Raton-based JKM Developers wants to build multifamily in Boynton Beach, where it has a property under contract from Blackrock affiliate BR Cortina Acquisition.

The 20-acre site is at the northeast corner of Old Boynton Road and Renaissance Commons Boulevard, within the Boynton Village & Town Center. The Cortina III would have 378 apartments, 55 townhomes and 808 parking spaces.

Amenities would include a pool, playground and volleyball court, and a clubhouse with a fitness center, spinning room, handball court and half-court basketball.

Lauderhill synagogue proposes assisted living

The Synagogue of Inverrary Chabad wants to build an assisted living facility next to its religious facility in Lauderhill.

Located at 6700 N.W. 44th St., the Aishel House would total 110,000 square feet with 127 beds and serve Kosher food. The religious organization would tap MJM Associates, a New York-based assisted living operator, to manage the facility.

Changes afoot for two Broward casinos after recent deals

Major changes are likely in the works for two Broward County casinos after a pair of deals closed in late April.

A company led by Jeffrey Soffer, of the billionaire Soffer family in Aventura, acquired the Mardi Gras Casino and greyhound track in Hallandale Beach from Hartman and Tyner. The deed for the 36.2-acre site, at 831 N. Federal Highway, traded for $12.5 million, but there was probably additional consideration tied to the deal.

Soffer hasn’t commented on the deal. But given that Soffer and Turnberry Associates are well known for redeveloping and upgrading their properties, such as the Aventura Mall and the Fontainebleau Miami Beach, there can be little doubt that he’s planning something for the Mardi Gras Casino.

Further north, Isle Casino Racing Pompano Park owner Eldorado Resorts formed a 50-50 joint venture with Cordish Cos. to redevelop the 223-acre property with a mixed-use project.

Plans for the harness track property, at 777 Isle of Capri Circle, include new retail, restaurants, entertainment, a corporate office campus, residential and a hotel. The specific details of the project were not disclosed.

“Together we are committed to delivering a unique mixed-use development that creates thousands of new jobs for the city of Pompano and South Florida, provides new amenities and attractions to the local population, and attracts substantial new visitation to the region,” Cordish Chairman David Cordish said.
